How Does IPEN Work?


Thus far, in person electronic notarization is being used primarily for real estate transactions. Here is how the process works:


  • Loan documents are loaded into an electronic platform like EscrowTab and made available to the notary.

  • Notary is able to review the documents on the platform and any document changes and updates are simply uploaded to the platform before the closing.

  • At closing, the notary will utilize one of the 3 traditional ways of identifying the signer(s) as would be done for a wet ink signing.

  • Borrower(s) signs the documents electronically while any notarizations are completed by the notary electronically as well.

  • EscrowTab's progress bar alerts the notary to any missed areas that need to be signed, initialed or filled in.

  • Notary can review and ensure all documents and notarizations have been properly completed and once done, will submit the documents which immediately are sent to the title company and the lender for review.



NOTE:

Some states may not allow certain documents to be signed utilizing IPEN. For example, Pennsylvania does not allow it for estate planning documents. If you'd like to sign your documents electronically, be sure to ask whomever is requesting the notarization, if they will accept an electronically signed document first!
